Epoxy CoatingsThe most widely used industrial floor coating. Excellent chemical resistance and abrasion resistance. Available as thin-film, self-levelling, mortar, and 100% solids formulations. Not suitable for thermal shock or continuous UV exposure.
Polyurethane CoatingsApplied as a topcoat over epoxy for enhanced abrasion resistance, UV stability, and flexibility. Also used as a standalone floor system in moderate-duty applications. Better than epoxy for outdoor or UV-exposed surfaces.
Polyurea CoatingsRapid-cure plural-component spray system. Functional within hours. Excellent elongation (flexibility) for surfaces with movement. Used for secondary containment, tank lining, and areas needing rapid return to service.
Urethane CementCementitious-urethane hybrid mortar for thermal shock resistance and wet environments. The standard choice for food production floors, breweries, and areas subject to temperature extremes or continuous water exposure.

How do I choose the right coating system for my facility?
The primary selection criteria are: (1) chemical resistance — the coating must resist all chemicals it will contact at actual use concentrations and temperatures; (2) mechanical load — abrasion, impact, and point load ratings must match your traffic; (3) thermal exposure — epoxy fails under thermal shock, urethane cement does not; (4) cure window — if you cannot give the floor 24 hours, MMA or polyurea is your answer; (5) substrate condition. We walk through these criteria during the assessment and recommend the system suited to your actual conditions.
Why does surface preparation matter so much?
Coating adhesion is only as good as the bond to the substrate. Contaminated, soft, or poorly prepared concrete will cause the coating to delaminate regardless of the coating quality. Zimcoat uses diamond grinding, shot blasting, or scarification to achieve the specified surface profile (CSP) before any coating application. Surface preparation is not a step we shorten to reduce cost.
How long before we can recoat or put the area back in service?
Cure times depend on the coating type, film thickness, and ambient temperature. Standard epoxy: 24–48 hours to light foot traffic, 7 days to full chemical resistance. Polyurethane: 8–24 hours. Polyurea: 1–4 hours. MMA: 45 minutes to 2 hours. Urethane cement: 24 hours. All times assume adequate temperature and humidity. We provide cure schedule documentation for every project.
What ambient temperature is required for coating installation?
Standard epoxy and polyurethane coatings require substrate and air temperatures above 10°C and rising, with substrate temperature at least 3°C above the dew point. MMA coatings can be installed at temperatures well below freezing. Polyurea requires temperature and humidity management at the spray gun. Where temperature is a constraint, we discuss the right product selection and any temporary heating requirements during the assessment.
